Sena launches bold pay-later campaign

The property developer Sena Development is confident of its financial status, offering a six-month payment delay campaign for customers of its six housing projects until Dec 31, according to company director Kessara Thanyalakpark.

She said customers would be able to use the amount of money they would have to pay for installments for six months as a down payment so they can save the money.

''This campaign may cause a delay of income from unit transfers but it can help boost sales,'' said Dr Kessara. ''To be able to offer such a campaign, a developer needs to have good financial management.''

Currently, the company has working capital of 150 million baht. Its debt-to-equity ratio is 0.6 times, she added.

The company will limit its offer to only 300 million baht worth of units in the six projects including Sena Grand Home Rangsit, Villa Ram Intra, Villa Rarm Intra The Exclusive Zone, Sena Green Ville Ram Intra, Sena Green Ville Rangsit Klong 11 and Sena Green Ville Lam Luk Ka Klong 2.

After six months, customers would be charged the minimum retail rate minus 2% from the Government Housing Bank. Upon paying the first installment, they will be eligible for a subsidy of 5,000 baht for units priced lower than three million baht each and 10,000 baht for those higher than three million baht.

Dr Kessara said the company planned to launch three new condominium projects worth a combined 1.4 billion baht within this year.

Two of them will be The Niche brand, located in the Taksin area near Wong Wian Yai worth 300 million baht and the Huai Khwang area worth 700 million baht. Another one will be The Cache brand for the lower-end segment with prices between 700,000 and 800,000 baht a unit or 10,000 to 20,000 baht per square metre.

In the first six months of the year, the company recorded 597 million baht in revenue and had a sales backlog of 620 million baht. It expected to realise revenue of 1.2 billion baht, almost double from 697.5 million baht last year, on sales of 1.6 billion baht by the end of the year.

It also planned to open new phases of low-rise units at its current six projects with sales value of 400-500 million baht during the second half of the year
